Topic Of The Month: Considerations When Listing, Part 1

How Much Value Does a Real Estate Agent Add To Selling My Home?

The value in using a real estate agent has always been a debate of how much bang for the buck are you getting. Well, not all agents are created equal, and the same fees or commission rates or less than the normal compensation may not be your best value. First, using a real estate agent should definitely create value for the seller in many levels. To get the best price, you need to have the best exposure possible to buyers. The agent that has the most tools in their box to promote the home’s potential and value will be your best bet. Tools such as broad internet presence, connections to other realtors, making phone calls, print advertising, brochures, and effective lead handling are all critical in the big picture of how fast a house sells and how much the end sales price is. Theoretically, if someone buys a home from a “for sale by owner”, they should not pay as much as someone that is using the services of a realtor, since the buyer is not using services that they should not have to pay for. Having a real estate professional’s services and systems in place to make this work with the least amount of inconvenience and best time frame for the seller is where most of the value is brought.
