Tip of the Week: Danger of "Wrong Pricing"

Question: Doesn’t it make sense for a home owner to set the selling price for his own home?



Answer: Since human nature is predictable, there is a better than even chance that you’ll put the wrong selling price on your home. You may price it far above its fair market value because of sentimental attachment or expenditures you have made. A home remaining on the market for months due to overpricing frequently becomes a “White Elephant.” It eventually sells for a much lower figure. Or, you might under price it. Your safest bet is to list it with a Realtor who will help you price it correctly.
